Echo Atlantic Construction is now one of Florida's newest class 3 residential energy raters. What is the Building Energy Rating System you ask? If you've purchased a new or existing home in the state of Florida since 1994 then you were given a brochure on the benefits of having a home energy rating done. The rating system is a relative rating that allows you to compare the energy-efficiency of one house to another of the same size, occupancy and climate location. It is a "miles per gallon" MPG estimate of the home's energy consumption and energy costs. It gives detailed estimates of how much energy the home will consume in a year and how much it will cost to purchase that energy. Contact us for more details.

How about both. Area family's newest addition prompted the renovation.

"Can you start and finish the job before our baby is born?" queried the expectant couple. Echo Atlantic Construction happily accepted the challenge, and with careful planning, and coordination was able to complete the job by the baby's due date. The new baby, however, was uninterested in our artificial timetables, and completely disregarding the experts futile prognostications, arrived 2 weeks early.

Nonetheless, the proud parents are now enjoying their new space.

A few easy things to do to lower your energy costs at home.

1) turn off lights when not needed, or when a room is unoccupied.
2) when replacing bulbs, use lower wattage or more efficient ones.
3) check and replace if necessary all the weather stripping around doors and windows.
4) lower your heating settings
5) raise your air conditioning settings
6) make sure you have a programmable thermostat to reduce the heating and air conditioning during unoccupied hours.

These are some of the low cost or no cost actions that can be taken right now to save you money!

The 6" concrete curb was poured on Friday and will be ready for the framers to stand up the new walls Monday morning. You can see the way the Fl. room roof was demo'd to allow for a portion of the overhang to remain to maintain dry-in at finished areas. Keep your eye on this blog and watch as the framing starts Monday and the weather challenges will be dynamic and critical to a sucessful project.

Hurricane Fay left their home with water and mold damage. These owner's decided to take action and remodel. Echo Atlantic Construction remodeled the entire interior of this home.

"We want to add a fireplace to our house," the owner said.

Echo Atlantic made it as easy as 1-2-3.

"Delete this wall to make our living space more open. We want to update our kitchen but do not want to spend money on new cabinets or tile. Do you have any ideas?" the owner asked.

Echo Atlantic removed the wall to make an open floor plan, removed the soffit above the cabinets to make the ceiling feel taller, added decorative molding to the existing cabinets and replaced the countertop. What a transformation!

Popcorn Ceiling Removal - Day 2

All the ceilings in the house have been scraped, and the popcorn cleaned up and about 20% of the garage was completebefore we called it a day. You'll notice in the pictures that the entire inside of the house has been covered in plastic, and taped 100%.

This really is the key, while scraping popcorn ceilings is not necessarily a difficult project, it is nonetheless very messy. If done improperly, untold damage could occur to the flooring, and adjacent finished surfaces.

Echo Atlantic is starting a new job today in Merritt Island. Some friends just bought a house and want some work done before they move in. We are completely re-doing the hall bathroom, new tub, new tiled shower walls, new toilet, vanity and sink. They are also having me scrape all the popcorn ceilings in the entire house and garage, and re-texture with a knockdown. Did I mention that she is planning to have a party at the new house next Saturday? Eight days from now. In fact, I better get going!

Hard to tell from the pictures, but there's a whole lot of popcorn ceilings, well over 2000 sf.

We had our electrical walkthrough last night with the Owner and my electrical contractor, clearing the way to get him started roughing in. There were of course numerous changes and additions. Gotta love change orders.

Almost Done! My cleaning lady, Jessica, was at the job yesterday to do a final clean, leaving only the electrical trim out to be completed. The home owner is doing all the electrical work himself, so Echo Atlantic is basically complete with this project.

Major remodel begins at Yawl Drive

Echo Atlantic began the demo phase Friday, 10/31/08. The home Owners decided to move out during construction, and had movers put all their stuff in storage. This makes my job alot easier.

Keep your eye on this job as it progresses, as we're adding a wood burning fireplace, some interior columns, light beams around the kitchen, as well as getting rid of all the popcorn ceilings, and retexturing the entire house (walls and ceilings). This will look like a brand new house when I'm done.

We finished installing the tile, grouted and sealed, Friday morning. On Saturday morning I met my trim carpenter there to finish installing the window sills with crown moulding, chair rail and the base board. Final paint, electrical and hvac trim out should be completed by Monday evening.

Today we're preparing the slab to start laying the Mexican Tile. Apparently the Owner bought this tile about two years ago and has had it in storage since. Due to the poor condition of the existing slab, my tile contractor will need to do a day's work just preparing the slab. There are two slab cracks that need to be addressed, as well as several areas that are low, some as much as 3/4".

We passed our framing and pre-lathe inspection Friday, and insulated and started drywall Saturday. The stucco contractor is scheduled to be there Monday morning, and could finish in one day, two at the most. Also my trim carpenter, whom I haven't worked with since Trade Wind Builders days, should swing by Monday to do a material take-off. If all goes well I could have the room hung, finished, and textured,and the window sills and trim done by Friday.

Nelson gets new ceilings. After some storm damage to the drywall, Nelson decided to have the rest of the popcorn scraped off the adjacent rooms ceilings and replaced with a skip trowel texture. His collection of LP's in the entertainment center may now be the only items left from the 1970's.

4' high aluminum pool fence, 4 gates, and several last minute changes by the Owner. Actually, once the Owner selected the fence style and material, this fence was ordered, installed and the job was closed out within 10 days.

For a small job I'm working on in Cocoa, The Home Owner & I agreed to a total dollar value, or contract value, for the project, while allowing the Owner to purchase materials on his credit cards. Progress billing will cover my labor costs, and any incedential materials costs I pick up along the way. The final payment, or "job 100% complete" billing will be calculated after all job costs are accounted for and should come very close to being approx. 10% of the contract value. Being close to 10% of the contract value is a desired end result and can be achieved by coordinating the progress draws with the timing of the Owner's materials purchases.

Demolition Begins at Animal Hospital

This afternoon we began the demolition phase for Hank's project at the animal hospital on Merritt Island. Today's work mostly consisted of putting down protection paper on the tile floors and putting plastic up over doors, cabinets and other areas I wanted to protect. Knocking down interior block walls has a tendency to create a little dust. Once the areas were protected, we did swing the sledge hammer some, took out most of a solid concrete table, no really, solid concrete table. Tomorrow is the big demo day. Stay Posted.....
